There is a separate system for each of the three floors and one for the pool room that is air-locked from the rest of the house. The main floor is on three separate zones. Electric furnaces supply the pool room and upper floor. Gas furnaces supply the lower and main floor.       • Two 40-gallon water heaters supply the house. (2015, 2014) One water heater supplies radiant floor heat in the pool room. (2001)
      • Interior closets are painted with enamel paint to keep dust to a minimum and facilitate easy cleaning.
      • All closets have heavy duty, sag free, chrome plated hanging rods.
      • Interior doors are solid core, custom ordered, elliptical panels to coordinate with windows.
      • All painted cabinet doors are custom paneled MDF to avoid cost of repainting with shrinkage.
      • All cabinets have double railed, adjustable, pull-out, extra deep trays to allow easy access to all storage.
      • All windows and glass are low-E to keep fading to a minimum.
      • Every living area and bedroom has working casement windows in addition to the fixed windows. Fixed windows are actual framed windows rather than framed glass panels, creating sturdier construction, better air and noise insulation.
      • Heavy-duty designer grade, satin nickel ceiling fans throughout the interior. Fans in pool room and porch are rated for exterior use.
      • No details were spared on lighting and electrical in this house. Multiple lighting options abound throughout each room. Powder room exhaust fans are switched separately from lights. Three and four way switching allow for easy access to exterior and many interior rooms. Many closets light automatically with door trip switches. Many rooms and closets have switches outside the door. There are switched outlets in the outdoor eves, in the center of each front window, and on each stairway for easy holiday décor usage.       • All showers and tubs are equipped with adjustable, water massage, handheld showerheads to facilitate cleaning, as well as comfort.
      • House is fully networked with Cat 5 cable for quicker internet surfing
      • House is fully wired and plumbed for a whole house vacuum system.
      • Every living space is wired for cable.
      • Gas and/or water shuts offs for each appliance, plumbing fixture and sink.
      • Sophisticated security system. Designed, installed and maintained locally. (Same company did all security, , intercom, cable, satellite, phone, surround sound wiring, cat 5 and whole house vac.)
      • All warranties, operating manuals will be left in an alphabetical accordion file.

    • Digital thermostat heater, approx. (2012). Pool had full maintenance service in (2015) and shouldn’t need one for another 7 or 8 years if you do the simple maintenance a couple times per month.
    • Radiant floor heat keeps the air temp comfortable in the winter.
    • Separate furnace and air conditioning keep the humidity low and the air controlled, installed (2006.)
    • Pool has simple roll on cover as an extra measure to keep heat and humidity in the pool. This saves on heating the water and controlling the room temperature and humidity.
    • New variable speed pump, (2015).
    • The pool decking is covered with epoxy rock coating, which is smooth on the feet, anti-slip, and allows water to flow through it to the continuous drain system surrounding the perimeter of the room, capturing the water flowing through the epoxy rock to be carried out of the room. This keeps the room dry and swimmers from slipping on wet concrete.
    • Pool is equipped with Polaris pressure driven vacuum to keep particulate matter from accumulating.
    • Testing is easy and quick. Chemical maintenance is low cost and infrequent.
    • To maintain the Nature 2 system, simply replace the mineral cartridge every 9-12 months, depending on use. Add small packet of non chlorine shock every few weeks.
    • If using the saline system, the key chemical is pool salt. With regular attention, it takes very few bags per year.
    • Plenty of space for two swimmers, swimming laps. Pool is over 4’ deep in the shallow end and over 5’ deep in the deep end. Fill it to the coping and add another 4-6”
    • Pool Mechanical room is under structured slab of garage. Contains all mechanical for pool and air handling. Well laid out, easy access to all. Has separate electrical panel for all pool equipment and room.
